We have an exciting opportunity for a Property Manager role in a London-based Real Estate agency. Providing clients with a first-rate, individualized service, this independent estate agent works closely with the UK's top real estate developers to secure special investment opportunities in newly constructed London homes. They are seeking to hire a Mandarin Speaking person with 1+ years of experience to fill this position.
 

Job Requirements:

  • 1+ years of experience in property management
  • Proficiency in Mandarin is required.
  • Outstanding written and verbal communication skills.
  • Excellent phone skills.
  • Good problem-solving skills are required to deal with the wide range of challenges that arise on properties.
  • A positive attitude and strong motivation are required to work as an important member of this busy team.
  • Solid maths and IT skills are required, including MS Word and Excel.
  • Detail-oriented individual.
  • Willingness to work with others.
  • Microsoft Office programs (Outlook, Excel, Word, PowerPoint, etc.).
  • Multitasking, organization, and prioritization abilities.

Responsibilities

Job Responsibilities:

  • Oversee a portfolio of approximately 120 properties.
  • Create the EPC, EICR, and GSC organizations and uphold all statutory compliance requirements.
  • Ensure that the company is GDPR compliant.
  • Arrange for the installation of curtains, washing machines, and furniture, among other things.
  • Check and ensure that all documents, including all IDs, POAs, and POOs for clients and tenants, meet statutory requirements.
  • Conduct a Check on your right to rent.
  • Conduct an AML check and keep a record of it.
  • Schedule and organize inventory check-in and out.
  • Examine the check-out report and reach an agreement with the tenants on a deduction.
  • Keep and manage a key log.
  • Prepare, update, and distribute new tenant welcome letters
  • Address issues with upkeep and repairs.
  • Cooperate with vendors.
  • Perform routine inspections.
  • Keeping track of and adding supplier invoices to our PMS, and calculating referral fees.
  • Obtain landlord approval, document and handle ground rent and service charge demands.
  • Tenant deposits should be safeguarded and returned.
  • Set up and track the cost of rent guarantee insurance.
  • Registration of new tenants with the management company and recording of registration fees.
  • Keep track of meter readings, handle utility bills, including chasing down and recording outstanding balances, and close and open new accounts.
  • Take care of the serving of notices, debt collection, and rent arrears.
  • Create new tenancies on our portal, including the creation of special clauses and the signing of an agreement.
  • Liaison with tenants regarding renewals and preparation of tenancy renewal agreements.
